Problem:
The client provided us with their needs and parameters for a new facility, including distance to the manufacturing plant, number of pallet positions, velocity of product and timing requirements. The Henderson Companies analyzed the data and determined that we could satisfy their needs without any issues. The largest hurdle would be to meet the four month timeline required to bring the new cold storage facility on-line in conjunction with a new product.

Solution:
The solution was to find existing space and retrofit it to meet the demanding schedule. The Henderson Companies acquired an old ice cream plant and updated the necessary amount of space, as well as retrofitted the necessary refrigeration equipment to accommodate the client’s timeline for bringing product in.

Williamsburg Cold Storage
West Point, VA

Problem:
With a strict cost structure and an even stricter timeline to be operational, the Williamsburg Cold Storage facility was built in accordance with the clients’ timeline–ten months. Other operational needs also went into the analysis such as distance to the manufacturing facility and pallet storage quantities.

Solution:
Initially, the client thought they had to have a water front facility located in Newport News, Virginia. Analysis by The Henderson Companies showed that the numbers could not work at this location. However, our analyses further showed that a move to another location further north in West Point, Virginia would deliver the best solution and meet their financial requirements.

The reason for this was twofold. First a more business-friendly climate was needed for permitting since speed was of the essence. Second, land was more affordable as the budget was very tight. Williamsburg Cold Storage was taking in product at the desired temperature and humidity ten months from the project start date.
